This Month in Miami Beach: The Incorporation of Miami Beach (March 26, 1915)
March is a significant month in Miami Beachโs history, marking the official incorporation of our city on March 26, 1915. What began as a vision for a resort destination, amidst swampland and mangroves, has grown into a international destination for art, culture, hospitality, and economic opportunity.
From Untamed Wilderness to Iconic City
Prior to being the vibrant city it is today, Miami Beach was just a barrier island covered in mangroves, pine trees, and wild coconut palms. First developed in the late 1800s, when pioneers like John S. Collins, Carl Fisher, and the Lummus brothers saw the potential for a tropical paradise. Collins, a New Jersey businessman, initially attempted to grow coconuts on the land but quickly shifted his focus to real estate development. His dream took shape when Fisher, an automotive tycoon, provided financial backing to complete the Collins Bridge in 1913, linking Miami Beach to the mainland and setting the stage for the city's growth.
March 26, 1915: A City is Born
Recognizing the potential for development and tourism, local residents voted to incorporate Miami Beach as a city on March 26, 1915. At the time, it had a population of only a few dozen people, but that number would soon skyrocket as developers transformed the area into an upscale winter destination.
Thereafter the founders sought out to create Miami Beachโs unique identity, one built on luxury, leisure, and innovation. In the 1920s, the city flourished with Mediterranean Revival architecture, lavish hotels, and a booming tourism industry. By the 1930s and 1940s, the rise of Art Deco cemented Miami Beachโs reputation as a glamorous escape for celebrities, business magnates, and sun-seekers alike.
110 Years of Growth and Evolution
As the 110th anniversary nears, it is remarkable to see how far the Miami Beach has grown. From a pioneering beachfront settlement to an international hub for business, culture, and hospitality, Miami Beach continues to evolve and make bold moves.
Today, the city remains a leader in economic development, with initiatives focused on attracting new businesses, fostering innovation, and enhancing the quality of life for residents and visitors. The same entrepreneurial spirit and values that drove the cityโs founders still fuels Miami Beachโs growth, ensuring it remains an iconic destination for generations to come.
Looking to the Future
While much has changed since 1915, Miami Beachโs commitment to progress, sustainability, and economic vitality remains strong and committed to innovation, resilience, and excellence.
Happy 110th Anniversary Miami Beach!
Aiming Beyond High - My Health & Wellness Medical Group
Black health and wellness is an important theme that focuses on the health of Black Americans and the contributions of Black scholars and medical practitioners. It also acknowledges the struggles that Black Americans face in healthcare and the importance of wellness for strength and resilience.
The theme for this yearโs Black History Month focuses on the various and profound ways that work and working of all kinds โ free and unfree, skilled, and unskilled, vocational and voluntary โ intersect with the collective experiences of Black Americans. Miami-Dade County is ranked 5th in the nation for the largest number of Black-owned employer businesses, and Miami's Black consumer market is valued at $5.5 billion dollars, making it the 14th largest in the nation. Therefore, it is an opportune time to focus on a thriving Miami Beach medical practitioner and entrepreneur, Dr. Rachael Nambusi.
Dr. Nambusiโs journey began in East Africa, and her journey has led to her ascending to be a renowned physician and flight surgeon in Miami Beach. Some would think this is extraordinary. It is due to Rachaelโs passion for medicine, from an early age where she witnessed the health struggles faced by her community and committed to focus on the importance of joy and wellness and making a difference in the world through medicine.
A Doctor of Medicine graduate of Ross University, Dr. Nambusi enjoyed the Barbados global community, the blend of cultures and lifestyle that listened to, cared for, advocated for, and helped the least resourced get necessary care. The experience ignited her passion for global health and the opportunity to focus on preventive measures to ensure the community could live the best holistic and fulfilled lives possible.
In 2017, it was no surprise that Dr. Nambusiโs career led to an opportunity to see more of the world via the United States Air Force. As a flight surgeon, in the Air Force Reserves, she combined her love of aviation with her commitment to health and service. A challenging and exhilarating experience, she witnessed the impact of high-altitude and high stress environments on the pilots and crewโs health and wellness.
Despite her impressive military career, she was called to Miami Beach. Dr. Nambusi says she was drawn by the vibrant culture and diverse population, and she felt it was the perfect place to make a meaningful impact. Dr. Nambusiโs vision was clear: she wanted to open a clinic that focused on preventative medicine and help people before they became patients. With her training, experiences, and passion for health, she took a leap of faith and opened her own clinic, which she calls her โBaby,โ in the heart of the Mid-Beach neighborhood.
My Health and Wellness Medical Group (MHV Group) offers personalized healthcare services including Direct Primary Care, Occupational Health Exams, Veterans C&P Exams, PACT ACT, Obesity care and Weight loss, and Immunizations. One of the MHV Group unique services is Red Light Therapy, which is a simple non-invasive treatment that works by stimulating the mitochondria in cells to produce more energy.
โMHV is committed to offering individualized specialty care to meet the unique physical, social and emotional needs of each patientโ, states Dr. Nambusi. โWhether you're seeking preventive measures or seeking relief through innovative therapies, MHV Medical Group is here to cater to your holistic health needs."
Dr. Nambusi and MHV are on a mission to imbed preventive healthcare in the community. The intent is to help reduce health disparities and improve overall quality of life. Preventative care can detect potential health issues early, which can improve disease prognosis and reduce the impact of chronic conditions. Dr. Nambusi wants to build healthier lives with focus on maintaining a balanced lifestyle that is physically, mentally, and emotionally resilient.
Dr. Nambusi has accomplished everything she strived to be, a doctor, a surgeon, a healer, and educator. Her story of a resilient, passionate, and driven healer clearly has more chapters to come. She lives by a motto she learned during her time in the Air Force: โMission first, people always,โ, and she continues to dedicate her life to ensuring that everyone under her care is healthy, strong, and ready to take on the world. Join us in celebrating Dr. Nambusi, her legacy of outstanding contributions to the community, as she is making Black History in Miami Beach and excelling in a world of evolution and constant change. Celebrating Miami Beach Art Deco Centennial 1925- 2025 : The Business, Arts, Creativity and Sensation of the Art Deco Era
2025 commemorates the 100th anniversary of the Art Deco movement. This is an opportune moment to reflect on how the iconic style has shaped the world of design and the business communityโparticularly Miami Beach. Art Deco, which emerged in the early 20th century, combines luxurious materials, bold geometric shapes, and streamlined forms. Its influence is felt across multiple industries, from hotels to restaurants to commercial businesses.
The Miami Beach Art Deco Historic District stands as one of the best preserved examples of Art Deco architecture in the world. In the 1930s, the wave of new buildings gained popularity with the distinctive style, with sleek and angular lines, stylized patterns, and luxurious details. Hotels, restaurants, and shops adopted Art Deco elements to distinguish themselves in a competitive market, often blending the bold style with local tropical influences.
Hotels like the Avalon and the National, exemplify how Art Deco served as both a functional space for tourists and an opportunity for memorable branding. The glistening neon lights, colorful facades, and glamorous interiors attracted attention and conveyed a sense of modern elegance that resonated with visitors seeking an escape into the evolving, new and vibrant world. For business owners, adopting Art Deco was not just about aestheticsโit was about capitalizing on a cultural moment that signaled luxury and modernity, encouraging investment and patronage.
"The National Hotel is proud to be a cornerstone of the Miami Beach Art Deco Weekend, a celebration that draws art, culture, and history enthusiasts from around the world,โ states Stephane Mercier, General Manager, The National Hotel. โAs an iconic Art Deco landmark, we are honored to captivate visitors with our timeless design, vibrant atmosphere, and unique offerings, creating unforgettable experiences that celebrate the rich heritage of our community and resonate deeply with public interest. โ
The 2025 Art Deco Weekend, January 18-20, 2025, theme was Art Deco Centennial 1925-2025, and was a free community cultural festival celebrating architecture, history, arts, and culture. Organized by the Miami Design Preservation League (MDPL), the festival celebrated its 48th year with record attendance.
For Miami Beach businesses, from hospitality to real estate, the MDPL annual event is an opportunity to actively market Art Deco style properties and tap into the nostalgia of an era that continues to appeal to contemporary tastes. For visitors and residents, Miami Beach remains a testament to the power of design and its impact on a communityโs economic vitality.
Many restaurants, museums and hotels took advantage of Art Deco Weekend to promote their businesses. As one of the iconic buildings in the heart of the Art Deco district, the Avalon Hotel was proud to participate in Art Deco Weekend. In addition to celebrating the historic legacy of Ocean Drive, the Avalon Hotel enthusiastically welcomed guests with:
- a special Art Deco Lunch menu as part of its newly introduced Avalon by Day dining options;
- a conversation with photojournalist Manny Hernandez and journalist Jacquelynn Powers, in partnership with MDPL, about celebrity-filled days of Ocean Drive in the โ90s, amidst the backdrop of the Art Deco District;
- an Avalon โRocket Barโ special food and beverage offering for the Miami Vice Pub Crawl; and
- live music on the terrace.
Complementing the 100th Anniversary celebration, the Mayor and City Commission approved an Art Deco Painting Incentive Program (the โProgramโ), a new grant launched during Art Deco Weekend, to inspire property owners and tenants to refresh Miami Beach Architectural District buildings with the historic Leonard Horowitz pastel color palette, emblematic of Art Deco design.
The Program will provide matching grants, covering up to 50% of eligible painting costs, with a maximum city contribution of $20,000 per property. The Program invites property owners and tenants, of contributing historic buildings, within the Miami Beach Architectural District, generally located between 5" Street and 23ยฐ Street, along Ocean Drive, Collins Avenue, and Washington Avenue, to participate in this collaborative effort to preserve and revive the city's historic landscape. The City is partnering with renowned British designer Barbara Hulanicki, a pivotal figure in architectural revitalization, to revitalize Miami Beachโs iconic Art Deco architecture. 41st STREET BUSINESS IMPROVEMENT DISTRICT
ONE YEAR ANNIVERSARY: Improving the Gateway to Miami Beach
January 2025 begins with possibilities and new beginnings. A time to reflect on the past, set goals and strategies, and implement, activate and embrace a fresh ideas, projects and programs. To get a snapshot of the 2025 plans, Amy Mehu, the Executive Director of the 41st Street Business Improvement District shared the past and future goals for 41st Street.

What brought you to the 41st Street Business Improvement District?
I think the opportunity to leverage my decade of experience in government affairs, economic development, community advocacy, and passion to foster collaboration with stakeholders and valuable partnerships, by creating platforms where we can enhance the presence of the 41st Street corridor through networking and opportunities was appealing. As a former Interim Director of Miami Beach Economic Development Department, as well as my tenure in the City Managerโs Office, I am enthusiastic about creating resources that support business development, including a start-up ecosystem, and increasing the visibility and engagement of 41st Street locally and beyond.
Tell us about the 41st Street BID. A Business Improvement District (BID) is a public-private partnership that uses special assessments to fund local improvements in a defined geographic area.
- Purpose
BIDs supplement public services and create economic benefits for their members. They can provide services that go beyond what the city offers, such as special events, marketing, and security.
- Structure
BIDs are created by the city and managed by public or nonprofit boards. These Board of Directors include local business representatives, residents, and local government officials.
- Funding
Commercial property owners elect to self-impose assessments to fund projects and services beyond those provided by the city. This collective investment aims to enhance the districtโs attractiveness, boost economic activity, and improve property values, benefiting businesses and the community alike.
The 41st Street Business Improvement District (BID) was established over a two-year period beginning in early 2021 and initiated by the Mayorโs Blue-Ribbon Committee โ a group of passionate neighborhood business advocates. This group of dedicated property owners created a BID Steering Committee. Led by Ira Giller, current BID President, the Steering Committee advocated for the district's formation. Their collaborative efforts culminated in a successful creation of the BID in 2023. Currently the Board of Directors includes Ira Giller, Ricki London, Andrew Resnick, Alex Fryd, Michael Goldberg, Aaron Haimov, Judy Schottenstein, Seth Gadinsky and Orli Teitelbaum.
The mission of the 41st Street BID is to enhance the corridor's economic vitality, aesthetic appeal, and overall experience for residents and visitors. The vision is to support the transformation of 41st Street into a vibrant, pedestrian-friendly area that enhances the Miami Beach gateway for the next ten years.

Tell us about how collaboration is essential to the success of the BID? The City of Miami Beach provides essential services, and the BID enables property owners and business owners to directly influence, and fund specific enhancements uniquely tailored to the 41st Street corridor needs. This collaborative approach ensures that improvements align closely with the community's vision and priorities.
Currently, efforts are concentrated on engaging with property owners and businesses to develop long-term strategies and advocating for their short-term and long-term needs. As the BID evolves, the plan is to implement visible projects that showcase the potential and attract more visitors and encourage investments. Additional services include, but not limited to, enhanced street cleaning, enhanced public safety enhancements, marketing and events, beautification, and business development.
What are the main challenges in the next few years? One of the key challenges is ensuring that, as new opportunities and projects emerge, the priority of the district remains aligned with the community. Property owners play an essential role in this success, as is recognizing the perspectives of residents and businesses. While all viewpoints may differ, the shared vision is clear to make 41st Street a thriving and vibrant community.
The BID focuses on supporting property owners by fostering open communication, offering insights into evolving opportunities, and advocating for solutions that balance growth with the needs of the broader community. When initiatives like redevelopment, new amenities, or improvements arise, addressing concerns early and providing clear explanations of the benefits are essential.
Five years from now, what changes are expected on 41st Street commercial area? With the anticipated completion of the Cityโs General Obligation Bond (G.O. Bond) project, which will revitalize the 41st Street corridor with neighborhood landscaping and infrastructure improvements, in spring 2028, the corridor will have improved walkability and flow, making it easier and more enjoyable to explore. in five years, 41st Street corridor redevelopment will be a gamechanger. The corridor will be a central hubโa place where people can pick up fresh produce, shop for local goods, and feel connected to their community. There will be a mix of dining options and retailers that create energy and activity, offering something for everyone. Parking, guided by the BIDโs vision, will be more practical and accessible, addressing a need that has long been discussed and reimagined workforce housing seamlessly integrated, supporting the people who contribute to the vitality of the street.
The future vision of 41st Street is to be a locally, regionally, and potential nationally known destination where businesses thrive, neighbors gather, and visitors are drawn to its charm and convenience.
The BID meetings are open to the public, when are the meetings and how can the public observe and/or participate?
