Elevator Permits

Florida law requires every registered elevator company to have a permit issued by the City of Miami Beach Public Works Elevator Safety Division before installing, altering or relocating any type of conveyance. Elevator Companies registered with City of Miami Beach Public Works Elevator Safety Division can apply for permits. Permits are not issued to owners or operators of vertical conveyances. Florida law requires all vertical conveyances available for public use, including elevators, escalators, moving walks, dumbwaiters, material lifts and chair lifts, to have a Certificate of Operation from the City of Miami Beach Public Works Elevator Safety Division before beginning operation. Before the Elevator Safety Division may issue a permit to install, alter or relocate, the registered elevator company must submit the following:

• Construction plans reviewed by the elevator company for compliance with Chapter 399, Florida Statues and Chapter 30, Florida Building Code, including applicable BFPA and NEC standards
• Elevator Shop Drawings signed by a Professional Engineer or Architect of Record
• Elevator Permit Application -  a separate application is required for each conveyance
• Affidavit of Elevator Plans Code Compliance rev2- signed by a qualified agent employed by the elevator company applying for the permit
• Notice of Commencement -  (for improvement greater than $2,500.00).

New Elevator Fees - state and local surcharges will be assessed to permits based on number of landings and conveyances.

Stand Alone Permits

The Public Works Elevator Safety Division requires the following items for standalone permits for major alterations to existing conveyance:

• Permit Application - Included specific description of the scope of work to be completed
• Drawings – Two (2) set of plans on 24” x 36” minimum sheet size with a ¼”=1’-0” scale floor plan and drawing details at a larger scale as needed
• Contract – Copy of the contract between owner and contractor with full description of work
• Hoistway – Any hoistway alteration shall require a Permit Application Permit Application and be submitted by a licensed General Contractor (GC)
• Elevator Plans – Provide scope of work stating items to be replace or retained
• Electrical Plans – If applicable to scope of work
• Plumbing Plans – If applicable to scope of work
• Fire Plans – If applicable to scope of work
• Structural & Building Plans – If applicable to scope of work
• Plans Review - The City of Miami Beach Development Review Departments (which includes the Building Department, Fire Prevention Department, Planning & Zoning Department, and the Public Works Department) strive for a 30-day turnaround time on all drop-off plan reviews. Review periods will vary depending on the City’s workload.

You must submit in person the completed permit application, all required documentation, and the appropriate fee to the Public Works Elevator Safety Division located:
